the brief
eda designed and permitted the initial facility, an 86,405 square foot warehouse and distribution center within the Airport Industrial Park. In 2022, Nordstrom once again contracted eda to add an additional 139 trailer parking spaces to the existing facility, as well as a loading dock and roll-up door.

Engineering
- Performed site investigation and due diligence, including stormwater analysis & conceptual planning
- Developed full construction plans for engineering site design, including detailed utility plan and paving, grading, and drainage plan
- Revised site grading to allow for better drainage
- Prepared, coordinated, and secured development plan approval through the City of Gainesville permitting process
- Designed and permitted utility improvements with GRU
- Received approval from the St. Johns River Water Management District for major modifications to the existing Environmental Resource Permit for the site, including preparation of stormwater calculations demonstrating compliance with the master drainage system and revisions to the existing basins to bring stormwater system up to current WMD regulations
- Provided construction administration services, involving working with the contractor to process numerous field revisions during construction
- Prepared as-built record drawings

- Prepared detailed topographic survey of the subject property showing the locations of trees, above-ground improvements, underground utilities, wetlands, and seasonal high water table points
